Windows are the part of a Bali home most people think about least and regret most. The tropical climate here is brutal on the wrong product: relentless UV, monsoon rain that arrives sideways, coastal salt, jungle humidity and a year-round insect population all conspire against a poorly chosen window. Choose well and you get a frame that seals tight, keeps mosquitoes out, dampens the noise and looks good a decade later. Choose badly and you're refinishing, resealing or replacing within a couple of seasons.

Glass does far more than let in light. The right glazing controls heat, noise and security. Single glazing is the cheapest and fine for low-exposure, budget projects. Double glazing — two panes with a sealed gap — is what we recommend for anyone wanting real noise reduction or air-conditioning efficiency, which matters a lot for hotels and villas running AC against the heat. Beyond the number of panes, the glass itself can be specified: laminated glass for security and storm resistance (it holds together when struck), toughened/tempered glass for safety in large panes and doors, and tinted or low-E coatings to cut solar heat gain on west- and north-facing elevations that take the harshest afternoon sun.
In Bali, a window without an insect screen is an open invitation. We fit custom-measured fiberglass mesh screens — rust-proof, high airflow, and durable under UV — in removable, fixed or retractable roll-away formats. The key is integrating the screen so it doesn't block the window's locking or drainage. Done properly, screens let you sleep with the windows open in Ubud's cool evenings or catch the Canggu sea breeze without the mosquitoes that thrive wherever there's standing water — a real issue in denser areas like Kuta and Denpasar.

A good installation starts long before anyone arrives with tools. The process we follow: a free on-site survey to measure every opening precisely (Bali masonry openings are rarely square, so we measure each individually), agree the specification and finish, then a written fixed quote. On installation day we remove old frames if replacing, prepare and level the opening, set the new frame plumb, fix and pack it correctly, then seal and finish. A single window typically takes one to three hours; a full home of 8–15 windows is usually a one- to two-day job. We clean up fully and walk you through the hardware before leaving.
This is where most Bali window failures actually originate. Wet-season rain doesn't fall politely downward — it's driven horizontally by squalls, especially on exposed coasts and the Uluwatu cliffs. A window can have a perfect frame and still leak if the seal and drainage are wrong. We use UV-stable EPDM gaskets (cheap rubber perishes fast under the sun), a layered drainage path so water that gets past the first line is channelled back out through weep holes rather than into the wall, and a correctly tooled external seal between frame and masonry. Multi-point locks pull the sash tight on all sides so wind pressure can't break the seal. Get this detailing right and the window stays dry through the heaviest monsoon.
Noise is a bigger issue than newcomers expect — roosters, scooters, beach clubs and construction are part of Bali life. Windows are usually the weakest link acoustically. Double glazing with a wide air gap, laminated glass (its interlayer damps sound), and crucially a tight multi-point seal all combine to cut noise dramatically. For Seminyak and Canggu hospitality clients, and for Denpasar homes on busy streets, we often spec acoustic double glazing so guests and residents actually sleep. A well-sealed casement will always out-perform a loose slider for sound.
Pricing depends on material, glazing, size and hardware grade, but as a rough guide: budget single-glazed uPVC units start around 800,000 IDR per window installed, mid-range double-glazed uPVC sits higher, and large sliding aluminium or premium acoustic/laminated units cost more again. Mosquito screens are a modest add-on per window. Coastal specifications (stainless hardware, marine-grade coatings) carry a small premium that pays for itself by avoiding early replacement. The product only performs if it's fitted well, and installation quality varies enormously here. What to look for:
uPVC and aluminium windows need little care, but a little goes a long way in Bali. Clean tracks and weep (drainage) holes a few times a year so they don't clog with dust and leaves and back water up into the frame — particularly important in dusty Kuta and Denpasar and leafy Ubud. Wipe frames with mild soapy water; avoid abrasives. Lubricate hinges, locks and rollers periodically, using a corrosion-inhibiting lubricant near the coast. Check seals annually and replace any that have hardened. Rinse salt off coastal windows occasionally. This handful of habits keeps a quality window working smoothly for well over a decade.
